VABCA Alternative Dispute Resolution Committee
Any resident who would like to volunteer for the VABCA ADR Committee please contact the office. An ADR Committee is utilized when a dispute between residents can not be resolved through other channels or if a resident has a specific complaint with the Board of Trustees. The committee would only meet on as on need basis.

FHA Certifications
The Villages At Berkley now has FHA Certification, after going through a rigorous approval process. Anyone buying or selling in the development may now use the FHA option, as we have received our approval on Dec 13, 2011.

THEFT
If you are delinquent in your association fees you are, in essence, stealing community services from
your neighbors who are current with their assement payments.  As owners, we are the Association and are all victims of those of you who enjoy the benefits of our development while refusing to pay your monthly fees. We encourage ALL owners to stop being thieves and bring their accounts to current status.  Remember if you don't, you will face the consequences - fines, liens, judgments and the loss of your neighbors's respect.

ROAD SAFETY
The POSTED SPEED LIMIT throughout the Village is 15MPH.  Now that we are back
to Eastern Standard Time it is darker earlier so it is even more important to drive carefully on all our streets.  Please stay off the phone, watch where you are going, and keep our roads and children safe!

PARKING
Please remember to park in your assigned spot.  While it is OK occasionally, those of us who
regularly park in a unassigned spot while leaving the numbered spot open are just being SELFISH.  Get in
the community spirit and leave unassigned parking spaces open and available to others needing to park.

EMERGENCIES
For emergencies call 911 to notify the proper authorities.  For true maintenance emergencies concerning the common elements please contact the VABCA office.  The VABCA is responsible for the maintenance of the common elements. The inside maintenance/repairs such as appliances, water heater, plumbing, electrical etc. are the homeowner’s responsibility. For common element maintenance emergencies that can’t wait until normal office hours please call the Emergency Number 856 439-4304. The VABCA Association is chargedfor all calls to this number whether an emergency or not. Here is a list of additional numbers that you may find helpful. VABCA Office hours are Monday, Tuesday, Wednesday and Friday between 10 a.m. and 2 p.m. Thursday hours are 3 p.m. to 7 p.m.
